Background of the Study

Gentrification in Victoria Island has accelerated urban renewal but has also led to the displacement and marginalization of low-income earners. As upscale developments, commercial projects, and luxury housing replace older neighborhoods, many long-time residents face increased living costs and reduced access to affordable services (Ekun, 2023). These changes disrupt traditional economic activities and alter community demographics, leading to social tensions and economic inequality (Falana, 2024). Recent research highlights the dual nature of gentrification—while it can stimulate urban growth and modernize infrastructure, it often excludes vulnerable populations from reaping economic benefits (Akinyemi, 2025). This study investigates the extent to which gentrification has affected low-income earners in Victoria Island, focusing on changes in cost of living, displacement trends, and the subsequent impact on local economic opportunities. The analysis incorporates quantitative data and qualitative insights to provide a comprehensive picture of gentrification’s socio-economic consequences in the area.

Statement of the Problem

Gentrification in Victoria Island has significantly impacted low-income earners by increasing living costs and displacing long-standing communities (Ekun, 2023). The transformation of residential areas into upscale developments has reduced the availability of affordable housing and local services (Falana, 2024). This process contributes to economic marginalization, as low-income earners struggle to adapt to the rising cost of living and diminished economic opportunities. The lack of protective policies further exacerbates these issues, highlighting the need for a thorough investigation into the socio-economic effects of gentrification on vulnerable groups (Akinyemi, 2025).

Objectives of the Study:

To examine the impact of gentrification on low-income earners in Victoria Island.

To analyze changes in housing affordability and access to services.

To recommend policy interventions to mitigate adverse effects.

Research Questions:

How has gentrification affected the cost of living for low-income earners?

What are the displacement trends associated with urban renewal in Victoria Island?

What policy measures can protect vulnerable populations during gentrification?

Research Hypotheses:

H₁: Gentrification significantly increases living costs for low-income earners.

H₂: Upscale developments lead to displacement of long-term residents.

H₃: Policy interventions can mitigate the negative impacts of gentrification.

Significance of the Study

This study is significant as it provides an in-depth analysis of how gentrification affects low-income earners in Victoria Island. The insights gained will assist policymakers, urban planners, and community organizations in developing inclusive strategies that balance urban renewal with social equity, ensuring that vulnerable groups are protected during economic transformations (Ekun, 2023).

Scope and Limitations of the Study:

This study is limited to the effects of gentrification on low-income earners in Victoria Island, Eti-Osa Local Government Area, focusing on local housing and economic dynamics without extending to broader urban centers.

Gentrification: The process of urban renewal that often displaces lower-income residents.

Low-income Earners: Individuals or households with limited financial resources.
